If you’re considering going into property development, one of the biggest factors you should consider is the ever-increasing competition. There are currently more homes for sale than buyers who want them! So what can you do to make your home stand out?
 
Encouraging Imagery
 
Invest in high quality images for both indoor and outdoor areas of your property, even perhaps call on the help of a professional photographer. Consider aerial shots – give potential buyers as much material as they could possibly need. This helps you remain transparent, and lets the buyer know you have nothing to hide.
 
Be sure about your estate agent
 
In order for you to be confident that your property is going for the most suitable price, ask at least 3 estate agents to assess your property, and ask them to show you properties they themselves have sold recently. If possible, speak to their previous clients to gauge effectiveness of service. On top of this, you want the estate agent’s website to have straight forward navigation to increase likelihood of potential buyers seeing your property. 
 
Be flexible
 
If a potential buyer arranges a viewing and your estate agents aren’t available, make room in your own schedule to accommodate them. Turning a potential buyer down on a viewing could serve to lose them, what with the housing market being so saturated.
 
Be sure your house is ready
 
If there are any outstanding DIY jobs, complete these before placing your property on the market. Make your property so that it’s ready to be a home as soon as a buyer moves in. Think of the condition you’d want it to be in if you were the buyer!
Be prompt
 
A third of all sales fall through, so act as quick as possible once a deal has been set. Delays tend to induce cold feet, or they might come across another property while they’re waiting for you. Invest in the help of a conveyancing solicitor to keep things moving.
